AN AGREEMENT made this day of 200

BETWEEN Terfyn Pella Caravan Site
(Hereinafter called " the site owners") of the one part and

of
(Hereinafter called "the licensee") of the other part.

WHEREAS the site owners are the holders of a caravan site licence dated the granted by the and amended on the


NOW IT IS HEREBY AGREED as follows

1 In consideration of the payment of the Licensee of the sums hereinafter made payable to the site owners hereby grant to the Licensee a licence to enter and station upon the caravan site one caravan and for that purpose only to have necessary use of that part of the caravan site known as pitch no or such other site thereon as maybe available at the commencement of this licence or as the site owners may from time to time during the continuance of this licence require the licensee to occupy (hereinafter called " the pitch").

2 This licence shall commence on the day of 200 and shall continue for a period of 12 months unless terminated by either party giving to the other two months written notice unless sooner determined in accordance with the provisions of Clause 10 hereof.

3The sum payable by the licensee shall be payable in advance on or before the day of 200 and shall continue for a period of 12 months. The licence fee is inclusive of all general rates, general service charge, maintenance charge .


4 And further the site owners and the licensee agree:
(a) That it is not their intention to create between them the relation of tenant and landlord
(b) That the legal possession and control of the caravan site and of the pitch shall at all times remain vested in the site owners.
(c) That the licensee shall not be entitled to use any part of the caravan site or of the pitch to the exclusion of the site owners
(d) That this licence shall not in any way confer or impose upon the site owners or upon the licensee any of the rights or obligations of a landlord or tenant or any other rights or obligations save those expresses or implies by law in this licence.


5 The licensee agrees with the site owners as follows
(a)To pay the said sum of on the day and in the manner aforesaid together with any further amount or amounts which may become payable pursuant to clause 3 hereof
(b)To observe and comply with all regulations in relation to any caravan belonging to or under the licensees control (hereinafter called "the licensees caravan") on the caravan site and particular comply with the site rules a copy of which is attached to this agreement. The said rules may be added to or amended from time to time by publication on the site notice board.
(c)Not to permit more persons to occupy the licensees caravan than the number for which it was designed, for which purposes two children under the age of five shall count as one person, without the permission of the site owners.
(d)Not to carry on any trade or business whatsoever in or from the licensees caravan but to use the same for holiday purposes within the site rules
(e)Not to assign or underlet the pitch or any part thereof.
(f)Not to sell his or her caravan with any undertaking that the pitch can be transferred to a purchaser
(g)On the termination of this agreement to remove the licensees caravan and make good all damage (including the removal of rubbish and other matter whether or not the same be offensive) from the pitch leaving it in the condition in which it now is so far as is reasonably possible.
(h)Agrees to pay any connection, disconnection and gate fees as laid out in charges as published in the site office.
(i)Agrees to keep the caravan and associated pitch in a clean and tidy manner
(j) To fully comprehensively insure any caravan placed on the pitch against such risks as shall be required by the site owner and produce evidence of such insurance to the site owners on demand.
(k)Not to do anything which shall cause annoyance, inconvenience or disturbance to the site owners or to other occupiers of the caravan site and not to allow, permit or suffer anything which might cause such annoyance, inconvenience or disturbance and in particular not to deposit or permit or suffer to be deposited any bottles, paper, rubbish, refuse or noxious matter in or near the licensees caravan or anywhere on the caravan site and comply with all reasonable requests made in this regard by the site owners.
(l)To send to the site owners for their information any notice received by him or by any persons acting on his behalf affecting or likely to affect the caravan site, pitch or caravan sited thereon.
(m)Agrees to keep the contact and personal details up to date as per site regulations.
(n)Not to do or bring or cause or permit to be done or brought any act, matter or thing upon the pitch or upon the caravan site or any part thereof by reason or in consequence of which the rights of the site owners under any policy of insurance in respect of the caravan site would or might be prejudicially affected.


6 The Licensee hereby further agrees and undertakes with the site owners to indemnify and to keep the site owners indemnified from and against all actions, proceedings and claims by third parties in respect of any damages or liability caused by or arising from the wilful act, neglect or default of the licensee or any occupant of the caravan or any other person who might be on the caravan site or on the pitch at the invitation, express or implied, of the licensee.

7 This licence is personal to the licensee and is not assignable or transferable.

8The site owners and licensee further agree that the site owners shall not be responsible for any loss or damage to persons or property incurred whilst on the caravan site.

9 The site owners agree in respect of a caravan connected to services that such services shall be made available during the period shown on the site licence herein before mention but only at their absolute discretion.

10 The licence granted by the site owners shall forthwith terminate if any part of the said sums payable by the licensee including any further amount or amounts which may become payable pursuant to clause 3 hereof should at any time be not paid or if the licensee should fail to observe and perform any of the agreements herein on his part (including any of the said rules and regulations).

11 In the event of this agreement being determined in any way whatsoever and the licensees caravan remaining on the pitch after the expiration of the period of one calendar month from the date of such determination, then the site owners may, at any time, after the expiration of the said period of one calendar month from the date of such determination by themselves or their agents sell the licensee caravan and contents thereof either by public auction or private treaty for such a price as the site owners or their agents see fit and after payment of all expenses incurred in connection with the removal and disposal of the licensees caravan and the sale thereof any surplus monies shall be payable to the licensee.
